• Payments are not accepted at the Porto Sol Clubhouse 
• There is a one-time Capital Contribution fee of $1370.00 for all house sales to be paid by the buyer

• Management fees 
• Reserve funding 
• Common property maintenance and upkeep 
• Landscaping maintenance of Common Areas
• Fountains, pond/lakes, preserve area maintenance 
• Entrance / exit gates
• Pressure cleaning of common areas as needed
• Monthly Irrigation Wet-Check only
• Insurance of Common Area
• Cable and internet services are NOT provided

“How do I get a tenant approved "

• Application fees:
  • $350 Per Individual
  • $400 Married Couple
  • $400 Roommates (Two people who are not legally married)
  • $25 Rush
• There is a 24-month waiting period from time of purchase
• No lease will be for a period more or less than 12 months

“Does the community have pet / breed restrictions?”

• No Pet Restrictions
• No Livestock
• No “Obnoxious Animals” as determined by the HOA

 “When are trash days?”

• Wednesday     Trash, Bulk, Recycling, Landscape Debris (everything)
• Saturday         Regular Trash 

             *Trash may be put out 24 hours before pickup and must be removed within 24 hours after pickup

“What are the Clubhouse Hours”

• Monday – Friday from 8AM – 7PM
• Saturday - 9AM - 7PM
• Sunday 9AM - 6PM
• Closed holidays

 “What if I lost my key card or need a barcode?”

• Replacements can be purchased from Clubhouse
• $10 Barcodes, $20 Keycard
• Driver's License and Registration required for bar codes

 “What are the fees to rent the Clubhouse for a Party?”

• $200 for 4-hour rental (4 hours is the max)
• Refundable Security Deposit required
